Dealing with mortgage companies online can enable you to get a home loan even with bad credit. Bank associates’ skepticism and talk around are avoided when you apply online with a mortgage broker. You also can compare multiple financing offers to ensure you are not getting scammed just because you have poor credit.

To get the most out of your online mortgage company, follow these tips:

1. Learn About The Loan Process

Don’t be a victim to predatory lenders. Educate yourself about the loan process by reading articles on mortgage brokers’ websites. You will quickly find out what fees and interest rates you can expect to pay for a sub prime loan, as well as the type of financing that will best meet your needs.

2. Apply For Quotes

There are two types of mortgage quotes that you can find online. One is a generic estimate based on limited information such as your estimated income and monthly bills. This is similar to the quotes posted at the front of a bank. They are a fast way to compare mortgage lenders, but not a quote you can rely on.

To get a real quote, you will need to fill out detailed information since there are so many factors besides income that determines your mortgage rate. If you have a FICO score of less than 600, you will be required to put down at least 5%. Here’s a hint - to qualify for a lower rate, increase your down payment amount.

3. Compare The True Loan Cost

Looking at interest rates shouldn’t be the only way you compare costs. Closing fees, loan application fees, or fees by any other name can add thousands to your loan. To determine the cost of your loan add the amortization and loan fees. Many mortgage lending websites offer an amortization calculator to make this easy.

4. Follow Up On Your Loan Application

Once you have picked a lender, you can finish the mortgage process by applying online. Don’t forget about the application though, keep all records from the mortgage lender and make weekly phone calls to ensure the money is processed on time.

5. Plan To Refinance

After you have completed your mortgage loan, plan to refinance after three years when you have established good credit. Make it a habit to make regular payments and reduce your short-term debt to maximize your credit rating for lower interest rates in the future.

Fact No. 1:

A sexually-transmitted disease (STD), also known as a sexually-transmitted infection (STI) is any infection or disease that is passed on from one person to another during sexual intercourse or other types of sexual activity, such as oral sex.

Some STDs, such as HIV/AIDS, can also be transmitted via the shared use of infected needles by drug users.

Fact No. 2:

Someone who is infected with an STD, but is showing no signs or symptoms can still infect their partners, if they engage in sexual activity, or, in the case of HIV/AIDS, share needles. People do not always know that they have a sexually-transmitted infection because they don’t have any symptoms of the disease. Symptoms of an STD such as herpes, for example, include blisters and sores. But even when they aren’t present, the disease may still be active. While the symptoms are not there, the infection lives on. The herpes virus can be transmitted up to days before the symptoms arrive. Living with herpes can be easy if you regularly see your doctor and follow a medical course.

Fact No. 3:

The only way to stay safe from infection and disease is to stop engaging in sexual activity with an infected partner or to use latex condoms. There are male and female condoms available on the market. The contraceptive pill, as the name suggests, prevents conception, but will never prevent an STD from being transmitted. If have been prescribed medication for an STD, you should always complete the course and see your doctor just in case further treatment is required.

Who doesn’t love to hear the water rushing and flowing through a very pretty orchid garden in a pond? Yes, this does not have to be only a dream. You can make it a reality.

Almost by definition orchids are a tropical plant dependent on the rain for their nutrition and health. They are used to humidity of about 40 - 60%. What better place to have this then in a beautiful orchid garden pond.

I think it the flow of the water that makes this site a very tranquil place. It is wonderful to have a sitting area near the orchid garden pond where you can relax and let the troubles of the day pass by.

Constructing a water garden is fairly easy to do with many sites on the Web where you can get information. There are several points that you should take into consideration before you start your project according to expert Peter Mays at Pond Solutions. the pond should be in full sun

it should be away from any trees that drop their leaves, especially Willow, Elder, Poplars, Laburnum, Yew and Oak try to be sure that the garden pond is not exposed to the North winds avoid water-logged areas consider the closest water source also should consider the source of electricity if you plan on having fountains or waterfalls. I urge you to do this. Consider the safety of children who may fall head first into the pond.

Orchid plants can go into any garden pond but an orchid garden pond is super. If you are living in the South USA they can stay out all year round. In the North USA they would need to come in once the temps start going below 5055 degrees F.

Having higher humidity will normally allow you to water less frequently. If they are in full sun be sure that you have orchids like dendrobiums, cattleyas or oncidiums.

Then all you will need to do is sit back, relax, listen to your orchid garden pond and let you mind drift to some far away place. Wow.

The popularity of granite kitchen countertops has increased dramatically in recent years, with the media focus on kitchen remodeling and personal incomes rising. Originally the choice for granite countertops was limited to wealthy individuals. Today, homeowners of moderate means choose granite countertops for their durability as well as beauty. In addition to their utility and longevity, granite kitchen countertops are one of the few home improvements that maintain their value. Typically, any appliances, flooring or cabinetry decisions will only add about twenty-five percent of their retail value to the appraisal value of a home. In addition to long term value, the beauty and warmth of granite makes it an ideal material for aesthetic appeal among homeowners and interior designers.

The natural beauty of a granite kitchen countertop complements any style of cabinetry, from French country to the sleek lines of cosmopolitan styles. This ancient stone adds warmth and character to any kitchen, whether it’s a new build or a remodel. Granite is found world wide, and is available in hundreds of colors. Brown and beige tones are the most popular, as they work well with a variety of kitchen color schemes and offer a great deal of flexibility. Some granite colors exhibit “movement,” or a noticeable design within the color, while others have very small patterns. The combination of color and movement means that no two countertops look exactly alike.

Opinions regarding the color that is best for a kitchen will vary. Dark cabinets can be warmed up with a light colored stone, while light colored cabinets can be anchored with a dark stone. When choosing the granite that will be added to a kitchen décor, it is best not to make selections from "chips" that the decorator or major retailer has on hand. There is too much variation in the color and movement in each slab to be captured in a single chip. Rather, it is better to go to the stone supplier and look at each slab. The slab needs to be reserved at the time of decision, or it may not be available at a later time.

Granite countertops are a favorite choice for their beauty and durability, however they are not impervious to damage. Regular care includes proper cleaning and the use of sealers to prevent staining. Granite can also easily be chipped, although a professional can perform "invisible" repairs.

The installed prices for granite countertops range from $60 to $120 a square foot, installed. The initial cost is much more than other countertop surface treatments. The majority of the cost is not in the stone itself, but in the cutting, transportation and labor of installation. When it comes to granite countertops this is one home project that needs to be left to the professionals. Despite the strength of granite, the oversized sheets are extremely delicate and must be precisely cut. Failure to properly set a granite countertop could cause it to break during regular use.

The durability of granite as a countertop makes it a favorite of home chefs, as it can withstand more abuse than standard laminate countertops. A hurried cook can quickly set down a hot pot without fear of damage to the polished finish. The hardness of this ancient stone serves as an excellent surface for rolling dough and working with confectionery. When it comes to rolling the perfect piecrust, it’s easy to chill a section of the countertop by setting a bowl of ice water over the chosen workspace for 15 to 20 minutes.

Granite kitchen countertops have proven to be a wise investment for homeowners. While the final cost of installing granite countertops will be more than other countertop material choices, granite will outlast other materials. Selecting granite as a counter surface proves to be an investment in the value of the home as well as the enjoyment of use for the family chef.

Imagine an adjustable rate mortgage that allows you to pick one of four payment options on your monthly mortgage bill. It is an ARM on which the interest rate adjusts monthly and the payment adjusts annually, with borrowers offered options on how large a payment they will make. The options include interest-only, and a “minimum” payment that may be less than the interest-only payment. The minimum payment option results in a growing loan balance, termed “negative amortization”.

How Will I Know an Option ARM When I See One?

Ask the loan officer if the mortgage has more than oe payment option. Does the rate adjusts monthly, and if negative amortization is allowed. If the answer to both questions is “yes”, you almost certainly have an Option ARM. Their names are all over the map and include “1 Month Option Arm”, “12 MTA Pay Option ARM,” “Pick a Payment Loan”, “1-Month MTA”, “Cash Flow Option Loan”, and “Pay Option ARM”.

What Are the Advantages of an Option ARM?

Their main selling point is the low minimum payment in year 1. It is calculated at the interest rate in month 1, which can be as low as 1%, and it rises by only 7.5 % a year for some years. The low initial payment allows borrowers to buy a more expensive home than they would be able to afford. Other reasons are to use the monthly payment savings for other purposes, like: paying down the principle, and amortizing credit card debt. Be aware that they seldom explain the risks.

What’s Are the Risks of an Option ARM?

For those electing the minimum payment option, the major risk is “payment shock” ? a sudden and sharp increase in the payment for which they are not prepared. The rule that the minimum payment can rise by no more than 7.5% a year has two exceptions. The first is that every 5 or 10 years the payment must be “recast” to become fully-amortizing. It is raised to the amount that will pay off the loan within the remaining term at the then current interest rate ? regardless of how large an increase in payment is required. The second exception is that the loan balance cannot exceed a negative amortization maximum, which can range from 110% to 125% of the original loan balance. If the balance hits the negative amortization maximum, which can happen before 5 years have elapsed if interest rates have gone up, the payment is immediately raised to the fully amortizing level. Either the recast provision or the negative amortization cap can result in serious payment shock. That is why I tell my clients that unless you have a financial plan for paying the minimum payment, always pay the Interest Only Option or higher.

How Do I Protect Myself Against The Risks?

First of all, if you can’t maintain financial discipline do not engage in this type of loan. You will be tempted to pay the minimum payment from day one. When it recasts, you will be stuck between a rock and a hard place. If you have sound financial principles, and can adhere to them, go for it.

Make sure your loan officer discloses the margin. The lower the margin, the lower your cost and your vulnerability to payment shock. You can also minimize the risk by taking the highest initial payment you can afford. The higher your initial payment, the smaller the potential payment shock down the road.

Hydroponic comes from a Greek word, hydro meaning water while ponos means labour. Growing of plants without soil is popular for its efficiency as it allows large amount of food to be produced in a small space.

Hydroponic gardens and plantation require no soil as the nutrients are added directly to the water. The different ways to provide nutrition to water plants turns into a “”hydroponic system”". Hydroponics ensures that the plants get oxygen, nutrients and appropriate light for optimum growth and a better yield.

What can you grow with Hydroponic Systems?

You can grow anything you normally grow in soil by using a hydroponic system. It will have to include wide variety of flowers, herbs, vegetables, fruit trees, and more.

The advantages of using Hydroponic Systems for growing plants are,

It is easier to control the plant growing environment

Needs less water supply and no soil

You save on high labor cost as in traditional cultivation

No high cost of sterilizing soil

It is a reliable, more effective and predictable way of plant production

Hi Friends;

This is the second year in a row I am dealing with a woodchuck.

That’s a ground hog to some.

A youngster that is finding my yard its personal salad bowl.

I won’t have sunflowers for the finches this fall and other things are getting munched on.

Last year I borrowed a live trap and relocated that one.

I’ll be doing the same thing as soon as I get the trap.

Now, I don’t know if this furry beast is a problem in your yard or garden but in mine……….. it means war.

Doing some research, I can’t find much of a list for plants that are woodchuck resistant.

I have observed what it doesn’t eat and the list is similar to deer and rabbit resistant plants.

Now what does this have to do with backyard birds you ask?

Well, it helps my blood pressure knowing that certain plants won’t become Mr Woody’s lunch and several plants are for birds.

Let’s Get Started

Several of these plants, you already have in your yard and a few of them you just may want after this is all said and done.

In fact, you may want to beef things up a bit.

The four legged creatures seem to shy away from plants that smell or have a scent.

Most of these smells are pleasing to our senses yet over power the very sensitive noses of animals.

Monardas: bee balms come in several colors and sizes these days. A member of the mint family, you are familiar with the smell of a crushed leaf.

A very eye pleasing flower as well, Monarda is a hummingbird favorite.

Check out some of the newer varieties that are mildew resistant.

Perovskia: Russian sages are known for the tall silver green spikes that are topped with lavender flowers in mid to late summer.

A pungent yet powerful fragrance when brushed against. These garden favorites are drought tolerant and hummers will feed from them as well.

Lavandula: English lavenders have been a garden favorite in our garden for years.

The relaxing smell of lavender and the delicate flowers on the thin spikes set seed for the little birds later in the fall and early winter.

Agastache: hyssops come in many varieties to fit most landscapes.

Again, a hummingbird favorite for your yard.

Salvias: perennials and annuals are a main stay in my garden.

Perennials offer up vivid shades of blue and the foliage does have a strong odor.

Annual salvias are a prime time target for hummingbirds and these are planted in mass quantity to offer up a sea of bright red.

And of course, all the salvia herbs serve as herbs and bloom for the hummers.

Are you seeing a pattern here with plants that have a strong scent and plants that Bugs and Bambi shy away from?

These prolific bloomers also attract protein for the birds in the way of insects.

Nepeta: throw in some catmint and your yard is set with smells only a human could appreciate.

These smelly plants offer some soft and bright colors to any yard.

They give you texture and offer different heights for backdrops and boarders.

Here are a few plants also shown to be deer/rabbit and woodchuck resistant.

Paeonia: peonies, the everyday garden variety never gets munched on does it?

Peonies offer up protection for birds to scurry under and a place to get out of the summer sun.

Astilbes: astilbes are the backbone to any shady garden. They ad color, texture with the foliage as well as the feathery bloom heads.

Attractive and soothing, astilbes offer seed late in the year if you leave the seed heads on like I do.

Asclepias: milkweed or better known as butterfly weed offers up beautiful heads of orange (rare in any garden) that attract butterflies and caterpillars.

The milkweed family is toxic, for this reason, birds have learned to leave monarch butterflies and the caterpillars alone and animals wont munch it either.

Aconitum: monkshood is a beautiful flower that offers up nectar and seed for birds. For humans and animals it offers up a very lethal dose of toxins.

Very few nurseries tell you just how deadly monkshood is

A few centuries back, monkshood was used for poison darts and to put an enemy to death (a warning for those with little kids).

There………… my good deed for the day.

Animals just seem to know that some plants are dangerous.

Stachys: lambs’ ears have a soft green gray color that give way to tall spikes of pink flowers.

Lambs’ ears also offer up a soft downy material used in making certain birds nests.

Aquilegia: columbines are famous for being one of the first bloomers in my Michigan garden.

An important food source for hummers when little else is blooming.

Columbines also produce several hundred seeds if you dare let them go to seed.

Now, I’m just a bit curious.

Have you ever noticed any of these plants mowed off in your yard?

Here is one just because I like them.

Iris: German, Siberian, and Japanese iris thrive in my garden.

Besides the occasional grub or bug, I can’t find a single munch print in my iris.

I like iris simply because the flowers are so beautiful.

A few more suggestions for you.

Grasses: Ornamental grasses of all kinds seem to be critter resistant and grasses offer up seed, protection, nesting materials.

Grasses are just way to cool.

Ad some fall bulbs like Allium, hyacinth and daffodils and you have a pretty green yet tough barrier for the animals to crack.

I’m on a mission, can you tell?

Until next time my friend.

Smile and confuse someone.

When you are in pain you are basically involved in a dialogue with your body. Your body is screaming for help. At first it is confusing, but once you understand that all you need to do is respond to your body’s cries for help, then you can begin working towards managing your pain.

Of course, chronic pain isn’t easy to alleviate. This sort of pain, usually linked to a debilitating illness, is a symptom of the illness itself and that may not be curable. Pain resulting from such illnesses is difficult to handle because it often causes other problems, like fatigue (making you less inclined to act) and depression (making you too unhappy to act). But remember, you can manage your pain.

Step 1: Change your mind

Managing pain begins in the mind. Whatever the pain, however severe it is, you need to alter the way you think about it, first. Positive thinking is one way of doing this. Including positive thoughts in your life is vital. You may choose to collect some positive thoughts or affirmations from a favorite book or from an Internet search. You may write these in a notebook or pin them up around the house or say them out loud each morning in front of the mirror. Anything that makes you laugh, be it a sitcom on the television or a funny friend should be included in your life on a regular basis. Laughing does wonders to our heatlth. A belly laugh a day is absolutely vital.

Step 2: Change your habits

Eating well and exercising regularly are also vital ingredients for a pain-free life. Consult your doctor or a nutritionist and ask to be put on a diet. Learn about the types of foods and the impact they have on our physical health and wellbeing. As a pain sufferer you’ll find that most physical exercise is far too difficult. But even a stroll around the block is a vital addition to your life. Physical exercises improves your mood, improves your sleep patterns, and strengthens muscles. On the other spectrum, relaxation also helps in managing your pain. Relaxation in combination with massage therapy can help. But even relaxing on your own can work wonders. Simply find a nice quiet spot in the house and spend ten to twenty minutes alone.

Step 3: Find alternatives

Start introducing back into your life the things you forgot about at around the time of your illness. If you enjoyed reading, but now find it difficult to be comfortable holding a book in your hands for prolonged periods of time, try purchasing audio books to listen to as you rest. Always look for alternative ways of doing the things you loved to do before pain changed your lifestyle. You’ll find there are many ways to do the things you once loved to do.
