Whether you’ve lived in a home for years or just purchased it, you’ll get the urge to make improvements. It’s a natural urge to want to redo bathrooms and kitchens or perhaps have a go at the landscape. Room additions are also popular, particularly if you’re planning for an addition to the family. Room additions become extremely popular when you aren’t planning for a family addition, but have one coming anyway!

If you’re going to make improvements, you are often going to need funds to make them. This is where home improvement loans come in. Such loans typically come in two forms, a home equity line of credit and a home improvement loan 2nd deed of trust.

Home equity lines of credits, known as HELOCs, are excellent options if you equity built up in the loan. Essentially, a lender will grant you a credit line equal to a percentage of the equity secured by a 2nd trust deed on the property. As you make improvements, you simply write checks off the line to cover the costs. Importantly, check with your tax professional to see if part or all of the repayment of the HELOC is tax deductible. Usually, you’ll get a significant write-off.

When Not To Agree To A Home Equity Loan

Before you borrow money on your home’s equity, think twice so you don’t end up paying more than you expected.

According to the Federal Trade Commission, homeowners-particularly elderly, minority and those with low incomes or poor credit should be careful when borrowing money based on their home equity. Certain abusive or exploitative lenders target these borrowers, who unwittingly may be putting their home on the line. Abusive lending practices range from equity stripping and loan flipping to hiding loan terms and packing a loan with extra charges.

When not to agree to a home equity loan:

- If you don’t have enough income to make the monthly payments.

- If the loan terms are incredibly unfavorable to you, with enormous up-front costs and high interest rates (sometimes exceeding 50 percent).

- If there are discrepancies between the promised or stated interest rate and the annual percentage rate (APR) figure required in all consumer loan contracts (Truth in Lending). If that figure is significantly higher than the rate stated in the contract, the loan contains hidden interest charges.

Are you a serious DIY’er ? I know I am. I enjoy doing most improvement jobs around my House and Garages. As well as being a very enjoyable Hobby it also saves me time and money. I enjoy working on my Garages the most, that’s because I spend a lot of time there working on my Car’s.

Eventually, someone you know will move house - and this idea will come in very handy indeed when you want to come up with a house warming gift that is a little bit more meaningful and interesting than just handing over a pot plant.

There is an old Celtic tradition which involves the humble snail.

Now the snail carries its house on its back and so it is never homeless; but more, the spiral design of the snail shell was always very special to the Celtic people, so it makes perfect sense that any kind of snail makes the perfect house warming present.

Decorative picnic baskets come in many sizes, styles, and artistic flares. They can be packed with some basic cheeses and cracker varieties with a couple of napkins, or they can be full-on feasts for four to eight people, stocked richly with salmon, caviar, fruit, vegetables, sweets, wine, water jugs, dinnerware, silverware, glassware, corkscrews, and cutting boards.

Refinancing a mortgage is simply taking out a new mortgage. It means paying off one or more old debts by getting a new loan. Sometimes, refinancing your mortgage can really save you money. You may be able to pay less interest, lower your monthly payment, or convert from a 30-year loan to a 15-year loan and build your equity faster. But be sure that refinancing is right for you.

1. Refinancing can be a good idea for you if you:

- want to get out of a high interest rate loan to take advantage of lower rates. This is a good idea only if you intend to stay in the house long enough to make the additional fees worthwhile.
