Now we are fast approaching the hottest time of the year, there are still some things that can be done in the garden. Below are a few gardening tips for those that love the summer warmth. For you who aren’t particularly appreciative of the hot hot, then do your gardening chores early in the morning.
As the flowers in your garden start to fade, you should see seed pods begin to appear. What does this mean as far as the plant’s growth is concerned? How does it affect the appearance of your garden?
It means that the plant puts most of its resources towards the seeds and creating them. If the seed pods are allowed to remain, the plant will not continue to give you flowers like it would if the seeds were removed once the flowers go by. You could end up with a garden with lots of seeds and few blooms. This of course, depends on many factors. Therefore, faded flowers should be cut off. You can go around every day as you go about youyr gardening with some type of trimmers or scissors and cut off all the dead flowers. You can add this organic matter to your compost pile.

The only thing that adds to your bottom line is demand for your product. Demand is created by offering people products they want (innovation) and effectively communicating the benefits they will enjoy once they own your product (marketing).
As a mortgage broker you have very limited control over the innovation part of your business because the loan products available are offered by your lenders without your input. So that leaves marketing as the only way for your to add value to your business.
Once you understand this, it becomes a simple matter to organize your business into a marketing driven brokerage. Start by carefully evaluating your marketing and sales skills. Identify your strengths and weaknesses. Take your time with this exercise. Write notes. You will need this information later.
Next, identify your target market. Start small and narrow. Specialize and you will be able to offer better service and expertise than other brokers that will do any loan that comes to them.

1) Decide on a budget. The prices of mattresses vary a great deal. If price is your number one consideration you can find an inexpensive mattress and box spring set for a few hundred dollars. But I recommend buying the best mattress and box spring you can afford. When you buy a mattress you get what you pay for. My first two mattress purchases were based on price and I never really got a good night’s sleep. I saved and bought a high quality mattress a few years ago. It was a great buying decision. I now wake up feeling rested and refreshed, not tired and sore like I used to.

Re-Using Old Picture Frames

It’s fun taking something apart and putting it back together again in a new creative way. I work in an office where we had a lot of old promotional type posters that were very expensively matted and framed. Now that we’re moving to a new office we wanted something new, but didn’t want to spend a lot of money decorating. We decided to disassemble the old frames and re-use the mats to frame new prints.
We made a visit to a local craft store and found an abundance of inexpensive artwork in all sizes, ranging in price from $1.49 to $40.00. Definitely within our budget. We picked out several beautiful floral prints and framed them with the old mats and frames. Disassembling the old prints included tearing off most of the prints that had previously been glued to the mats, but I just tore it all off and used scotch tape to tack down the new prints.

Egyptian cotton has become wildly popular for bedding in recent years. Why exactly? Does it really matter?
It was thought for ages that cotton was cotton and thread count was king when choosing quality sheets. That is no longer true. Consumer guidelines for buying bedding suggest that cotton from Egypt is superior to other cotton. Is this true and, if so, what is the big difference?
Egyptian cottons are used to create bedding of all types from sheets to pillowcases to comforters. The long staple or long fiber of Egyptian-grown cotton means that there is more continuous fiber to use when creating threads or yarns. This yarn is smaller in diameter yet stronger than other cottons. Smaller yarn means that more threads per square inch can be use to create stronger fabric which is light in weight yet breathes well.
More threads per inch mean that the thread count on the bedding label will be higher. Many buyers think that choosing high thread count sheets is the only gauge of quality. This is not true, but in the case of cotton grown in Egypt, the higher thread count means the fabric will be incredibly strong and will last for years and years. If cared for properly, Egyptian produced cotton fabric used for creating bedding products can last for decades.

Although any loan used for buying real estate is strictly called a purchase money mortgage, the term is often employed for seller financing, those transactions in which you “take back” a mortgage as part of the purchase price. These arrangements are suitable, of course, only when you do not need your proceeds immediately toward the purchase of another home.
Taking back financing could make your property easier to sell during a difficult mortgage market. You might hold out for a higher sale price or interest rate, because your buyers will have fewer closing costs than usual. And sometimes your income tax situation, particularly with investment property, makes it advantageous to receive the proceeds over a period of years.
But seller financing is sometimes sought by buyers who cannot qualify for regular financing, and then the question arises: if a bank won’t trust them with a loan, why should you?
A large down payment, of course, represents some safety. If you ever had to foreclose, the debt might be covered by the sale of the property. And asking for a large down payment serves to separate strong buyers from those who are weak financially — unless, of course, they’re going out and borrowing the down payment elsewhere. In that case they could end up with unmanageable payments, which would put your loan in danger.
