Suddenly, the banker is a guy who will help you. Now, he’s your friend. Remember, they work together.
The realtor needs the sale, and the banker needs to make loans. They are both salesmen, and salesmen are people who make commissions, based on a particular price. This goes for loan officers, just the same as it goes for a realtor or a car salesman. That used car salesman makes more if you pay more, and the mortgage banker makes more, based on how high your interest rate is.

Decorating your child’s room should be fun and exciting for all involved. The most important thing to remember when planning or decorating your child’s room is to keep the decor age appropriate. You wouldn’t want to decorate your 3 year old daughter’s room in the same style as your 13 year old daughter’s room. That doesn’t mean you have to start decorating all over every few years. What it means is that you should strive to create a room that will grow with your little girl /little boy but is age appropriate. Some helpful tips follow.
Get a feel for what colors your child likes. If they are fairly young show them a box of crayons and let them pick out their favorite colors. Use those colors as inspiration for the child’s room decor. The older child or children can easily tell you what colors they prefer.
Don’t force your style or color likes and dislikes on your children. Despite their young age they are developing their personality’s and their rooms are an extension of it. (Of course if they insist on all black walls and Marilyn Manson posters, it’s reasonable to say No). The lesson here is to set limits but also to give your child room to create their special place in the home.

We live in a society where people are losing their homes at an alarmingly high rate. There are several reasons for this, but one could certainly be avoided — buying a house that creates a loan that is too large for you to handle. This article will examine how to decide your loan size — whether you are purchasing or refinancing. We’ll look at this issue from the point of view of lenders and from the standpoint of what is actually best for you.
In a conventional, conforming loan — one in which you have good credit and good job history — a lender will look at what he calls “debt-to-income ratio.” Many mortgage brokers refer to it as DR (debt ratio). They also break it into two categories — front end ratio and back end ratio. A front end debt ratio calculates your gross monthly income against your new house payment. Conventional lenders want this number to be at 28 percent or less. So, if you make $3,500 each month in gross income (before taxes and other withdrawals), just take this number and divide by 28 percent. This new number is $980.00, which is the number the lender will use as your front end ratio. So in the lender’s mind, you can afford a house payment of $980.00 or less.
Flooring: Installing Ceramic Tile

Ceramic Tile brings a texture, richness and color to a room that Linoleum has yet to truly mimic. Tile floors can be installed in any room, however they are most frequently seen in Bathrooms and Kitchens. I particularly like them in entryways, where they serve as a transition point from the outside to large carpeted or hardwood floored rooms. They make for easy clean up and are impervious to water damage.
Tile Types
Ceramic tiles come in two basic types. Glazed and Porcelain. Glazed holds up the best for heavy traffic areas and porcelain works well in bathrooms. Porcelain is typically more expensive, so consider your budget and the size of the area you want to tile. Tiles also come in many shapes and sizes. For flooring, however, I would suggest using larger tiles up to 12" x 12".
Underlayment
For proper installation the base foundation or the underlayment is critical. Typically it consists of ¾" to 1 ¼" of plywood. Tiling over Linoleum or existing tile is also feasible, as long as it is solid. I also recommend when Tiling over Linoleum that you first apply ring nails or screws 6" on center over the entire area. Tiles can also be installed directly over Concrete. Make sure in all cases that the floor is level and free of dust and debris prior to installation. There are leveling compounds that you can apply before applying tile if necessary.
